Manhattan Family Courthouse -

This project consisted of a four (4) Phase
renovation and modernization to this Family Court Facility
in lower New York City, while the courts remained
operational.
Phase 1) $1,400,000 Repair of active
foundation leaks using epoxy injection. Replace coils and
filters to 13 main air handlers. Replace fan shafts &
bearings. Replace genset fuel oil tank
Phase 2) $ 2,300,000 Remove and replace seven
major exterior columns to accommodate lobby expansion. Phase
3) $39,000,000 Demo 140,000sf of deteriorated exterior stone
cladding, installed new unitized granite curtain wall panel
system (including operable window units), provided new
roofing, soffits, granite pavers, site work, metal panel
wall system (back of building) handrails, new storefronts at
lobby. The lobby expansion added 15,000sf and enabled the
installation of a dedicated air handling unit and a
thermally efficient storefront to correct the thermal
comfort problems that had plagued the original lobby.
Upgrade fire alarm components & sprinklers. Provided custom
wood ceiling and terrazzo flooring and utilized custom
overhead protection system in the lobby to permitting
uninterrupted court operations during reconstruction. Phase
4) $22,000,000 The Manhattan Family Court upgrade and
renovation project is currently entering the 4th phase
of construction. This Phase will include the demo and
renovation of 13 existing courtrooms and the addition of 2
new courtrooms with all incidental offices and support
facilities. The bidding is complete and within budget.

King's County Criminal
Courthouse -

Morganti
is providing the construction management services the
interior renovation to the Courthouse. The renovations are
to be phased and completed while the facility remains fully
operational. The project calls for the renovation of
approximately 264,000 sf, of this 11-story courthouse that
was constructed in 1932. The Building is a steel framed
structure with concrete floors and masonry walls. The
Courthouse’s 26 original courtrooms, the main and first
floor lobbies will be renovated. The courthouse building
also contains King County’s central booking facility that
will receive significant renovations. The facility currently
occupies various portions of the sub-basement, basement and
1st floor.The project will consolidate the facility to the
basement and 1st floor. The pre-arraignment holding
facilities adjacent the 1st floor courtrooms will also be
renovated. Renovations will include new holding facilities
and detainment areas. The renovation work will proceed while
the facility remains fully operational.The project will be
completed in phases and is required to achieve a Silver LEED
rating. |

project consists of demolition of existing buildings 1 -9,
11-13, 15 – 20, 24 and 27, new construction of a 66,464sf
2-story classroom building, new 33,600sf cafeteria building, sitework and landscaping. The construction takes place on a
6th-12th grade campus that will remain occupied
and fully-functional throughout construction. |

Entrance Gateway
and Renovation Project -

Construction Documents
The Morganti Group has been awarded the
construction management of a campus entrance gateway and
approximately 0.5 to 0.7 miles of entrance road at the
Brandon Campus located at 10414 E. Columbus Dr., Tampa,
Florida 33619 as well as the remodeling/renovation of
Building 601, Sciences, and select spaces in Building 602,
Administration, at the College’s Brandon Campus. In
addition, this project consists of the remodeling of
Building 601 which houses classrooms and science
laboratories consisting of approximately 13,000 square feet
of space and the general renovation of 31,600 gross square
feet to evaluate and upgrade as needed all electrical,
mechanical, telephone, fire alarm and safety systems in
order to ensure their compliance with the Florida Building
Code and the Florida Fire Prevention Code. The project may
require phasing to allow continued operations. The target
date for occupancy is the Summer Term in 2009. |

existing 100,000 s.f. facility includes: asbestos abatement,
demolition, and construction of new program space. New
sprinkler system, exterior windows and doors. Mechanical
upgrades including new boilers and air conditioning.
Electrical upgrades including new electrical service,
addition of two micro turbines and emergency generator.
Plumbing upgrades including all new bathrooms. Site and
civil work including new landscaping and play areas. New
front entrance with canopy and parking/parent drop-off area
as well as new off-street bus drop off area, and security/
exterior lighting. |
Newtown High School

Originally built in 1970 and expanded in 1997 to accommodate
a population of 1,125 students, Newtown High School required
further expansion in 2007 to meet an increase in population
to 2,022 students. As a result, a 73,000 s.f. addition to
the existing 285,000 s.f. facility was needed to fulfill all
educational needs. The added space houses the new “ninth
grade center” and includes a new “cafetorium”, warming
kitchen, classrooms, conference rooms, computer labs,
guidance department and faculty support areas. Renovations
to the existing facility include a 4,000 s.f. expansion of
the existing gymnasium that also required the complete
removal and replacement of existing roof and structural
members to accommodate the increased ceiling height
requirements. Additional renovations include
reconfiguration of administrative offices, athletic
departments, conference rooms and associated
mechanical/electrical, and fire alarm systems to fulfill all
present building code requirements. |
